Position Summary
SB Thomas & Associates, Inc. is seeking a full-time Property and Facility Condition Assessor, which requires nearly 100% travel to client sites, to support building-assessment and capital-planning projects throughout the United States.
We welcome applications from experienced property and facility assessors, home inspectors, commercial inspectors, construction professionals, facilities personnel, and individuals who have recently completed a recognized home-inspection, commercial-inspection, construction-inspection, building-science, or related training program.
Previous Facility Condition Assessment or Property Condition Assessment experience is preferred but is not required for a motivated candidate who has a legitimate foundation in buildings or inspection, demonstrates strong observational and documentation skills, and is prepared to learn SB Thomas’s assessment procedures.
This position requires extensive nationwide travel. Employees may be required to travel up to 100% of the time, including air travel, rental vehicles, overnight stays, and consecutive weeks away from home.
Responsibilities
- Participate in company-provided training involving assessment procedures, building systems, field technology, documentation standards, and quality-control requirements.
- Conduct visual condition assessments of multifamily housing, schools, commercial buildings, public facilities, and other real property.
- Observe and document site, structural, roofing, envelope, interior, HVAC, electrical, plumbing, accessibility, and life-safety conditions.
- Identify deficiencies, deferred maintenance, repair needs, and capital-replacement requirements.
- Record building components, quantities, age, condition, and remaining useful life.
- Take clear, organized, and accurately labeled photographs.
- Enter complete field information into tablet-based, mobile, spreadsheet, or web-based assessment systems.
- Assist with Facility Condition Assessments, Property Condition Assessments, Property Needs Assessments, PCNAs, CNAs, and capital-planning assignments.
- Complete assigned fieldwork and documentation within established schedules.
- Respond to quality-control comments and make timely corrections.
- Coordinate professionally with clients, residents, property managers, school personnel, and other project representatives.
- Follow established safety, confidentiality, travel, and site-access procedures.
- Communicate field, access, safety, and scheduling concerns promptly.
Applicants must have experience, education, or completed professional training in at least one of the following:
- Residential home inspection
- Commercial property inspection
- Facility Condition Assessments
- Property Condition Assessments
- Property Needs Assessments, PCNAs, or CNAs
- Construction or renovation
- Construction inspection
- Facilities maintenance or building operations
- Architecture
- Engineering technology
- Construction management
- Building science
- HVAC, electrical, plumbing, roofing, building envelope, or another skilled building trade
- A recently completed recognized home-inspection, commercial-inspection, or building-inspection training program
- A demonstrated interest in building inspection and facility assessment.
- Strong observation, organization, and written-communication skills.
- Comfort using tablets, mobile applications, email, digital photography, and Microsoft Office.
- The ability to learn new inspection procedures and software systems.
- The ability to work independently after completing training.
- Willingness and ability to travel nationwide up to 100% of the time.
- The ability to remain away from home for consecutive weeks when project schedules require it.
- A valid driver’s license and the ability to operate rental vehicles.
- Dependable attendance and the ability to meet project schedules.
- The ability to satisfy lawful job-related background, driving-record, and project site-access requirements.
- Authorization to work in the United States under SB Thomas’s established employment policies.
- Previous PCA, FCA, PNA, PCNA, CNA, or capital-planning experience.
- Home inspector license or certification.
- Commercial or institutional building-inspection experience.
- Experience with multifamily housing, schools, public facilities, or occupied properties.
- Familiarity with ASTM E2018.
- Familiarity with RSMeans or construction-cost estimating.
- Experience documenting component quantities, condition, age, and remaining useful life.
- ICC, OSHA, construction-management, engineering-technician, architectural, or related credentials.
- Recent graduation from a recognized inspection or building-science training program.
- Current availability for nationwide project assignments.
Compensation will be based on the selected candidate’s experience, training, qualifications, and the approved range for the position.
